propertysale.lk operates as an online property marketplace that connects buyers, sellers, landlords, tenants, and real estate agents. We act solely as an intermediary platform and do not own, sell, rent, manage, or directly participate in any property transactions. Therefore, we are not responsible for any agreements, negotiations, or disputes between users.
By using this platform, you confirm that you are at least 18 years of age and possess the legal capacity to enter into binding agreements under the laws of Sri Lanka.
You agree to provide accurate, complete, and up-to-date information when creating an account or posting listings, and to use the platform only for lawful purposes. You are responsible for safeguarding your account credentials.
Users are solely responsible for the content they publish, including property listings, photos, descriptions, and pricing. All listings must be accurate, lawful, and not misleading. You must possess the legal authority or explicit permission to advertise any property listed on the platform. PropertySale.lk reserves the right to review, edit, reject, or remove any listing at its sole discretion without prior notice.
To maintain the integrity of the platform, we may request verification documents such as National Identity Card (NIC) details or proof of property ownership. However, such verification does not guarantee the absolute authenticity of listings, and users are strongly advised to conduct their own independent legal and physical due diligence before entering into any transaction.
Users are strictly prohibited from posting false or misleading listings, engaging in fraudulent activities, attempting unauthorized access, uploading malicious code or harmful software, or violating any applicable laws of Sri Lanka, including the Computer Crimes Act No. 24 of 2007.
Certain features of the platform, such as featured listings, Top Ad promotions, or promotional services, may require payment. All online payments are processed through Central Bank of Sri Lanka (CBSL) approved payment providers. Unless otherwise explicitly stated, all listing promotion fees are non-refundable once the service has been activated.
PropertySale.lk is an online real estate marketplace that connects buyers, sellers, landlords, tenants, and agents. We do not verify property ownership, legal deed status, pricing accuracy, or the complete authenticity of listings. We are not liable for any issues, financial losses, disputes, or damages that may arise between users during property transactions, including advance payments, title disputes, or misrepresentation. Users are solely responsible for verifying deed ownership, obtaining legal advice from licensed Attorneys-at-Law, and making secure payment arrangements.
All content on the platform, including trademarks, brand logos, website design elements, software, and system functionality, is the intellectual property of propertysale.lk and may not be copied, reproduced, or used without prior written authorization.
We reserve the right to suspend, disable, or terminate user accounts that violate these terms, post fraudulent listings, or engage in suspicious or harmful activities on the platform.
These Terms and Conditions are governed by and construed in accordance with the laws of Sri Lanka. Any disputes arising out of or in connection with the use of this platform shall be subject to the exclusive jurisdiction of the competent courts in Colombo, Sri Lanka.
